CBS News reports that 1 in 5 Americans has an error on their credit report, some significant enough to lower their score. This could negatively affect your ability to get a home loan.

As stated on the Federal Trade Commission's website, the Fair Credit Reporting Act (FCRA) requires each of the nationwide consumer reporting companies — Equifax, Experian, and TransUnion — to provide you with a free copy of your credit report, at your request, once every 12 months. The FCRA promotes the accuracy and privacy of information in the files of the nation’s consumer reporting companies. The Federal Trade Commission (FTC), the nation’s consumer protection agency, enforces the FCRA with respect to consumer reporting companies.

A credit report includes information on where you live, how you pay your bills, and whether you’ve been sued or arrested, or have filed for bankruptcy. Nationwide consumer reporting companies sell the information in your report to creditors, insurers, employers, and other businesses that use it to evaluate your applications for credit, insurance, employment, or renting a home.

Many people think by obtaining a loan through the Internet, they are getting an incredible rate that isn't offered elsewhere. But, as the old adage goes, if it seems too good to be true, it probably is. Here are a few reasons to avoid Internet Lenders.

Internet lenders will not give you a specific name or number of a contact person to follow up with when you have a question or concern. Instead, they require you to communicate with a call center representative or voice response system. Also, they pay these people a salary versus commission so they don’t have the same vested interest as would someone who is being paid a commission at the end of a transaction.
They will offer a ‘teaser’ rate or a rate that is 2 points below everyone else’s published rate. Then, when you respond they ask for your private information such as social security number, birth date and name so they can sell the information to 500 different lenders. Most of the time you can’t even lock in the rate they are offering because it doesn’t exist.
Internet lenders won’t be able to get docs in title early, nor will they be able to guarantee that they can close the loan by the close date on the contract. If they say they can, then you’re rolling the dice because they get paid regardless of what happens with your loan.
4. The loan representative will not review the settlement statement with the client and will not show up to the document signing.
Internet lenders will only work with the ‘cookie cutter’ or the ‘cream of the crop’ deals. So if your borrower has an 800 FICO score, 30% down and 12 months of reserve mortgage payments, great. If not, then good luck. Internet lenders only close 10% of the loans they take applications for.

When you need to refinance or get a home loan, a tried and true, brick and mortar bank such as Fremont Bank s always best.
